Professional Consultant's Certificate (PCC) which is valid for the first 6 years is also acceptable for developments of 10 properties or less, subject to:
Appropriate PII cover is in place in favour of the applicant which is transferable to the lender.
It is signed by a qualified architect who is a corporate member of RIBA or a qualified chartered building surveyor who is a corporate member (FRICS or MRICS) of the RICS.
Confirmation exists that the entire project has been supervised by the relevant consultant.
A re-inspection is not required to confirm the property has been completed, the solicitor confirming a satisfactory building warranty is in place is sufficient.

• Confirmation is received from the Surveyor that the warranty scheme is not a known unacceptable one; and,
• The warranty scheme including the following features:
o Be provided by an ‘A’ rated insurer by one of the following rating agencies A.M Best, Fitch, Moody’s or S&P.
o Cover is for a minimum of ten-years from completion of the first sale.
o Cover includes the cost of complete or part rebuilding in the event of a building defect or structural failure.
o The policy is fully transferable to a subsequent owner / buyer or a mortgage lender in possession within at least the first 10 years.
o Physical technical site inspections occurred at key stages on at least a sample basis.
o The maximum claim must not be less than the re-build cost of the property.
o Claim excesses should be reasonable (in general this should not exceed £1,000).

Ecology Building Society As a minimum, a certificate issued by an architect registered with the Architects Registration Board and holding adequate and current professional indemnity cover will be required for a new property. There are no restrictions on an architect certifying his/her own property.

Where appropriate, other forms of new homes warranty such as NHBC, Premier Guarantee or LABC may also be acceptable, but any others should be referred to the Society.

A Local Authority Building Regulations Practical Completion Certificate or verification from a Chartered Building Surveyor may be acceptable in certain circumstances, but these should first be referred to the Society (as in 1.7)

Certification by certain professional consultants may be accepted subject to it being in standard UK Finance format, where the property has been built/converted within the last 6 years. Architect’s certificates may also be accepted, if signed by a Qualified Architect, who is a corporate member of the Royal Institute of British Architects, or a Qualified Chartered Building Surveyor, who is a corporate member of the Royal Institution of Chartered Surveyors. Evidence of appropriate valid personal indemnity insurance will be required and the certificate must be for the benefit of the borrower(s). The Architect must confirm that they have supervised the whole project
