Question: 6.6.4. Will you accept monitoring by a professional consultant?

Danske Bank Yes, where the property is situated in a new development of up to six units, the Bank will accept a valid Professional Consultants Certificate in place of a warranty. The Certificate must follow the format provided for in the appendix to this Handbook and indemnity cover should be verified by the solicitor as specified.
DB UK Bank Ltd Architects registered with the ARCUK (Architects Registration Council of the UK) or Architectural Technologists (BIAT qualified). The solicitor must ensure that appropriate professional indemnity insurance is in place. The following minimum limits of indemnity must be maintained:
£250,000 where the gross fee income of the practice in the last financial year was less than £100,000.
£500,000 where the gross fee income of the practice in the last financial year was between £100,000 and £200,000.
£1,000,000 where the gross fee income of the practice in the last financial year exceeded £200,000.
Ecology Building Society Yes
First Direct Yes if an appropriate Professional Consultant's Certificate (PCC) is available (complying with the requirements set out in parts 6.6.4 & 6.6.5) and the conditions below are met.

A PCC is only acceptable for newly built homes within:
a) A development of no more than 10 properties.
b) If the property is a flat or maisonette, a PCC must be available for the common parts and the structure of the building if these are part of the new build/conversion works.

Please note:
• Retrospective certificates by a professional who has not supervised the project from the start and inspected the build at regular intervals are not acceptable.
• The Professional Consultant’s Certificate (PCC) must be in the format set by UKF with no changes from the standard template.
If the PCC is issued by a Warranty provider they must be on the approved list of new home warranty schemes in section 6.6.1
First Trust Bank We will accept the following Professional Consultants Certificates:
• The Institute of Structural Engineers (F.I.Struct.E or M.I.Struct.E)
• Chartered Institute of Building (FCIOB, MCIOB) to maximum project cost £250k
• Association of Building Engineers (FB.Eng or MB.Eng)
• Chartered Institute of Architectural Technologists (MCIAT) to maximum project cost £250k
• Architects Registration Board (ARB) including RIBA
• Royal Institute of Architects in Ireland (R.I.A.I.)
GE Money Home Lending Ltd GE Money Home Lending has withdrawn from the UK mortgage market.
Godiva Mortgages Ltd Yes if an appropriate Professional Consultant's Certificate is available (a Consultant's Certificate is not required for properties over 10 years old).

Santander UK plc We will only accept properties which have been supervised by professionals who hold one or more of the qualifications listed under Part 1, with the exception of fellow or member of the Architecture and Surveying Institute (FASI or MASI). Where the professional has not supervised construction from the start the PCC will not be acceptable.

The PCC must be in the format provided in the appendix to the UKF Handbook – no amendments to the wording of the template are acceptable.

PCCs are only acceptable for single properties or small developments of up to 10 units.

Where our security comprises of a flat in a converted property of no more than 4 units, but the warranty cannot be provided, this is acceptable provided there are planning and building regulation approvals, a Completion Certificate is available and provided that all our other requirements stated in the Handbook can be met.

• a Professional Consultant’s Certificate must be available upon completion. That certificate must meet the requirements set out alongside this Handbook on the UK Finance’s website.
The supervision and the inspections required by the Professional Consultant Certificate must not be done retrospectively. We will not accept a Professional Consultant Certificate issued by a new home warranty provider unless that new home warranty provider is on our approve list contained in section 6.7.1 [6.6.1] of this Handbook.
