Question: 4.1.1. Is there a valuation report and if so, does the lender provide it?

Bank of Scotland Beginning A We do not supply a copy of the valuation report to solicitors. Where possible, you must obtain a copy of the valuation report we have provided to your customer. However, we may not always arrange for a physical inspection of the property or the valuation report may be in an electronic format that cannot be forwarded. If the customer has not been provided with a copy of the valuation report and we have accepted a valuation based on the Generic Mortgage Valuation contained in the Home Report, you should refer to that valuation or, if the loan is a remortgage, make appropriate enquiries of the customer.
Bank of Scotland Beginning O We do not supply a copy of the valuation report to solicitors. Where possible, you must obtain a copy of the valuation report we have provided to your customer. Barclays Bank UK PLC Only in instances where a property is being purchased via a ‘special scheme’ (Shared Ownership, Shared Equity or Discounted Market Value/Sale) must you request a copy of the valuation report and check there are no discrepancies.
In some instances, where a physical inspection has not been undertaken you may not receive a copy of an actual report but instead receive confirmation that the purchase price/estimated value has been supported by the valuation. The valuation figure must not be disclosed to the applicant(s).
Birmingham Midshires We do not supply a copy of the valuation report to solicitors. Where possible, you must obtain a copy of the valuation report we have provided to your customer. However, we may not always arrange for a physical inspection of the property or the valuation report may be in an electronic format that cannot be forwarded. Britannia, a trading name of The Co-operative Bank plc In some instances an Automated Valuation (AVM) will have been used therefore no Mortgage Valuation report will be supplied. If a Mortgage Valuation has been done a copy of the report will be supplied.
Chelsea Building Society (a trading name of Yorkshire BS) If the borrower has paid a valuation fee and we have carried out a physical inspection we would normally supply you with a copy.
Clydesdale Bank plc Where a valuation has been a requirement of the borrowing, yes. We'll upload it to the portal for you to access. But it mustn't be passed to the borrower as it's obtained for our purposes only.
Co-operative Bank plc We do not provide a copy of the valuation report to the firm acting for us. However, relevant valuer's comments, if any, are provided in the Mortgage Offer, a copy of which the firm will receive.
Coutts Yes, we supply.


Coventry Building Society A valuation summary will be included in the mortgage offer for a house purchase if we have carried out a physical inspection of the property.
Darlington Building Society Yes - if we say there is in our letter asking you to act on our behalf.
DB UK Bank Ltd Yes
Ecology Building Society Yes
First Direct A valuation for mortgage purposes will have been undertaken, though this may not be based on a physical inspection of the property. A copy of the valuation report will be sent to you with a copy of the Mortgage Offer. The valuation report is obtained for mortgage purposes only and should not be passed to the borrower.

Note: where the name of the valuer in Section 9 of the valuation report is specified as SDLAVM or SDLMDV, you should disregard and must not raise queries regarding the information in Sections 2 to 7 inclusive and section 10. You should refer to sections 1 Applicant and Property Address and 9 Recommendation only.
Foundation Home Loans If we have carried out a physical inspection of the interior of the property a copy of the valuation report will be provided with the mortgage offer.
If we have not carried out a physical inspection we will not share a copy of the valuation report.


Any valuation report obtained will be for our use and benefit only and cannot be relied upon by the borrower and you should make them aware of the limitations of the report and the importance of obtaining their own survey report of the property before proceeding with any transaction.
Furness Building Society A valuation report will be provided if a full mortgage valuation has been carried out. The mortgage offer will state where a full valuation has not been carried out. The solicitor should not rely on a valuation report provided by the applicant.
GE Money Home Lending Ltd GE Money Home Lending has withdrawn from the UK mortgage market.

Hodge Yes, A copy of the report will form part of, and may be referred to, in your instructions. The mortgage valuation is for our use only, therefore the borrower should not rely upon it when making their decision to proceed or not.

HSBC UK Bank plc A valuation for mortgage purposes will have been undertaken, though this may not be based on a physical inspection of the property. Nationwide Building Society Whilst an inspection of the property is not arranged in every instance if you receive a copy of a report please utilise this as part of your checks outlined in sections 4.1.2 and 4.1.3. Otherwise the checks in section 4.1.2 and 4.1.3 should be against the information in the mortgage offer. Please do not request a copy of the valuation report if it has not been provided to you.
Nedbank Private Wealth Ltd We will provide you with a copy.
New Street Mortgages Where a Valuation report is obtained, the report will be sent with the offer documents.
NRAM Ltd A valuation report is obtained for mortgage purposes only.
